In het groen van het rustige gehucht Epinel, op ongeveer 4 km van Cogne, ligt dit appartement tegenover een prachtig lariksbos. Panoramische balkons bieden een prachtig uitzicht op de vallei. Een beetje hoger gelegen ligt het stroomgebied van Cogne op 1534 meter boven zeeniveau. In het hart van het Nationaal Park Gran Paradiso met het karakteristieke dorp Cogne en de grote weide Sant'Orso omringd door naaldbossen. Cogne, de koningin van de langlaufpaden, biedt meer dan 70 km pistes die kronkelen onder de toppen van Grivola en Gran Paradiso, bekend bij langlaufers en trekkingliefhebbers tijdens de zomermaanden.
